Our proprietary community reports go far beyond the standard P&L, with in-depth reporting that enables the executive director to run the community as a strategic business unit, but always with a focus on well-cared-for residents. Financial reporting includes an at-a-glance community financial summary for expense management; evaluation, measurement and prediction of revenue based on lease-up; automatic calculation of fixed and variable expenses; labor expenses based on staff increases/decreases; and identification of any areas of opportunity, overspending and non-compliance.

Adaptive reuse of hotels

Distressed hospitality assets remodeled for the middle market of 70 million+ baby boomers who need more affordable senior housing options.

Due to the hospitality industry’s growing inventory of distressed properties, there is a tremendous opportunity to acquire these assets and repurpose into senior housing at well below replacement cost.

The acquisition of distressed hotels in the limited-service and full-service asset class hold the best opportunities for conversion into 55+ and independent-living senior housing. Because of these reduced acquisition and adaptive reuse costs, these senior housing products are a much more affordable rental option compared to other offerings in the same demographic area.

Distressed REIT senior housing assets remodeled and updated

Repurposing vintage assisted-living and memory-care assets and transforming them into new senior rental housing that reaches the unserved middle market.

REITs (Real Estate Investment Trust) inventory of assisted-living and memory-care assets 15-20 years old presents an opportunity for investors; most REITs are unable to infuse capital into these dated assets, nor do they have the infrastructure to renovate and redevelop them. Lloyd Jones Senior Living has extensive experience in adaptive reuse for senior housing and how to reposition the asset to compete in the marketplace. These repurposed senior housing rental communities provide access to the large portion of seniors in the market who are unable to pay the expensive monthly fees required in resort-type senior housing.
