Creating the perfect community
Development is not new to Lloyd Jones. Throughout the 1990s and early 2000s, the firm’s predecessor companies were among the most prolific tax-credit developers in the country. Their projects included award-winning historic renovations, senior and family apartment communities, luxury condominiums, and more than 20 facilities for the United States Postal Service.
As a natural extension of this activity, Lloyd Jones has set its focus on active-adult communities with its new AVIVA brand. AVIVA Active Adult is a rental product that offers a variety of lifestyles from cottage communities to apartments to independent-living facilities.

The Meetinghouse at Goffstown, NH
Beautifully renovated from an abandoned 50,000-square-foot former high school, this 55+ community of 39 one- and two-bedroom apartments earned the Silver Seal for “Best in Senior Housing” from the National Association of Home Builders. Opened and stabilized in 1997, this senior living community has been at or near 100% occupancy since opening.
Village at Irving Park, Battle Creek, MI
Dedicated in 1928 as the Boys and Girls Building, the Art Deco-style Youth Building was the first large-scale philanthropic gift made by W. K. Kellogg to the city of Battle Creek. The Lloyd Jones team transformed the building into the Village at Irving Park, a housing development with 25 unique residential units within the historic building, and an additional 14 residential units in a new building. Winner of the 2005 Governor’s Award for Historic Preservation.
Dan River Crossing, Danville, VA
Dan River Crossing 55+ apartments are comprised of two historic buildings adapted for use: the Tobacco Company Cigar Factory, circa 1894, and the Waddill Printing Company Lithographic Plant, circa 1926. Dan River Crossing includes 74 housing units and was the first adaptive use housing in the Tobacco Warehouse District. Winner of the 2005 award for Outstanding Adaptive Reuse and Preservation of an Architecturally and Historically Significant Property.
The Meetinghouse at Fidelity, Benton Harbor, MI
This Meetinghouse at Fidelity is a 31-unit senior living community that was originally a 1920-era Renaissance Revival brick office building, listed on the National Register of Historic Places. The adaptive reuse of this architecturally unique building was awarded the Governor’s Award for Historic Preservation in 2005.
The Meetinghouse at St. Peter, Fort Wayne, IN
The Meetinghouse at St. Peter is the certified historic rehabilitation of two abandoned former parish school buildings, c. 1905 and 1914, for 60 one-and two-bedroom senior apartments. The adaptive reuse of these former Catholic girls’ school buildings received the 2006 Leonard G. Murphy Award for Outstanding Commercial Restoration, awarded by ARCH (Architecture and Community Heritage).

Nacogdoches, Texas
TownParc at Nacogdoches
Family/workforce housing
Developed in 2005, TownParc at Nacogdoches served as the prototype for our small town, affordable/workforce housing communities. With 96 units, the property became a town favorite, winning awards for “Best Apartment in Nacogdoches” and maintaining a consistently high occupancy. Lloyd Jones managed the asset until its recent sale.

Class-A ground up apartment development
Nearing completion just as the housing recession was looming, CityParc is a case study for managing downside risk in the face of economic hardship. Despite entering lease-up in the heart of the 2008 recession, the project exceeded the hurdle rate and delivered 2X multiple to investors upon exit in 2014.
